All of our tenants are required to be referenced and credit searched, and housing benefit / DSS tenants will require a full-time employed guarantor to be referenced on their behalf. A guarantor will need to be earning a set amount per year depending on the rental value of the property and is fully responsible for the tenant should they not pay rent. Guarantors are also required to sign your contracts on day of move in.
All of our tenants are required to take out contents insurance on any rented property, or they are required to show proof of their own insurance before moving in to any property. The contents insurance is there to protect a tenants damage bond.

Tenants, you will be required to produce two forms of identification:
1 : proof of residency, (driving license, utility bill, confirmation from employer).
2 : photo identification, (passport or driving license).
If you require a guarantor for any reason, they will also require two forms of identification as above.

A Brief Outline Of The Monies A Tenant Has To PayDetailed below is a basic outline of the monies you would need to pay for a rented property:
£ FIRST MONTHS RENT UPFRONT (STANDING ORDER SET UP FOR FOLLOWING MONTHS).
£ ONE MONTHS RENT AS A REFUNDABLE DAMAGE BOND (SUBJECT TO
CHECK OUT).
£ 100.00 ADMIN FEE inclusive of all taxes and VAT: CONTRACTS &
PAPERWORK (USE OUR ONLINE APPLICATION FORM AND RECEIVE 20%
DISCOUNT).
£ CREDIT SEARCH FEE inclusive of Insurance Premium Tax (I.P.T): PLEASE
ASK FOR FURTHER DETAILS.
£ INSURANCE FEE inclusive of I.P.T: POSTCODE DEPENDABLE (PLEASE ASK
FOR FURTHER DETAILS).
£ TOTAL: ALL OF ABOVEOnce you find a property that you wish to rent, you will pay £200.00 from the above monies as a holding deposit to take the property off the market for a maximum of 2 weeks. The holding deposit is taken on a first-come first- serve basis to hold the property for you. You will be required to pay the remaining balance by cash or by bankers draft on the day that you complete your contracts and move in. If you fail to move in to the property on the agreed day or pull out of taking the property for any reason, the holding deposit is non-refundable.Example for a 1 bedroom flat
